Requesting a deed of division or title deed from the Kadaster: how it works
You request a copy of the deed of division (splitsingsakte) or the title deed (eigendomsakte) online from the Kadaster, the Dutch Land Registry. A copy costs €19.85 by email or €22.25 by post. You usually have it within 2 working days. If the Kadaster first has to search for the right deed, you pay €60 extra. Below: which deed you need, how to order and what to check.
Which deed do you need?
- Title deed (eigendomsakte). This is the deed of transfer (akte van levering). The Kadaster also calls it eigendomsbewijs, transportakte or koopakte. The notary registers it with the Kadaster when the property is transferred. It shows who sold and who bought, the purchase price and any easements.
- Deed of division (splitsingsakte). The deed dividing a building into apartment rights. It belongs to an apartment. It shows how many apartments the building has, how it is divided, the owners' association (VvE) regulations and the division drawing.
For an apartment you often need both: the deed of transfer for ownership, the deed of division for what belongs to the apartment. Not every home has a deed of division. If the land is divided into separate parcels, or there are several addresses on one parcel, there is no deed of division, according to the Kadaster.
How to order
- As a private individual, for example the seller: through the deed's page on kadaster.nl, where you fill in the order form.
- As a business: through Mijn Kadaster. You need a subscription; you can log in with eHerkenning. You search by address, parcel designation or deed number.
The address usually gets you far. For an apartment, the cadastral designation of the apartment right helps: cadastral municipality, section, complex designation and apartment index, for example Apeldoorn K 4550 A 4. You find it in the deeds and in the Kadaster ownership information.
What it costs and how long it takes
| Kadaster rate 2026 | |
|---|---|
| Copy of a deed by email (PDF) | €19.85 |
| Copy of a deed by post | €22.25 |
| Search for the right deed | €60 per deed, even if nothing is found |
| Extra deed relating to the division (amendment, main or sub-division, cancellation) | €19.85 by email or €22.25 by post, per deed |
| Business: copy of a deed, automatically deliverable | €3.70 |
The Kadaster sends a copy of a current deed within 2 working days of your order. If you choose post, PostNL then delivers within 2 to 5 working days. A search usually takes 2 extra working days. The Kadaster currently says it receives many search requests, so it may take longer.
Pitfalls
- The division has been amended. A notary can register a deed amending the division, for example when the division drawing has been changed. The original deed then does not give the full picture. Request the amending deeds too; each deed is charged separately.
- Main division and sub-division. If an apartment right has been divided again, there may be two deeds of division. Request both.
- The regulations are in another deed. Sometimes the notary only registers changes to the regulations and refers to the original regulations in another deed of division. You then need that deed as well. That may require a €60 search.
- The drawing. You get the division drawing with the deed. You cannot order it separately. For deeds from before 1973, a drawing was not always registered.
- What is not in it. The floor area of the apartment is in the BAG (address and building register), not in the deed. The names of the association's board members are at the KVK (Chamber of Commerce).
- Lost title deed. The eigendomsbewijs is the deed of transfer. Request a copy from the Kadaster. If it is not the most recently registered deed, a search is needed. In the form you state in advance whether that is allowed.
What to check as an estate agent
In the title deed:
- Do the owners' names match the people selling the property?
- Are there easements, such as a right of way?
- Are there special clauses, such as a chain clause (kettingbeding), that will also bind the buyer?
- Is the land on a ground lease? See checking a ground lease.
In the deed of division:
- Does the apartment index match the apartment you are selling?
- Are the storage room, balcony or parking space shown as private on the drawing?
- Intended use, share and regulations: see checking VvE documents and the deed of division.
Want to know quickly who the owner is, whether there is a ground lease and what the owners' association is called? Order the Kadaster ownership information (eigendomsinformatie) first. In the web shop it costs €3.70. It shows who the owner is and whether the land is on a ground lease. The description is taken from the deed the notary registered.
All deeds in one dossier
In Huisdoc you type the address. Data from the Kadaster, the BAG and the energy label are added to the dossier. The deeds you order from the Kadaster you add yourself: drag them in or forward them by email. Then you ask, for example: “Is there an easement in the deed of transfer?” The answer cites the document and page, so you can read it yourself.

Huisdoc is not part of the Kadaster and does not sell deeds. The first week is free.
