AI assistant for estate agents: answers that cite the document and page
Yes, it exists: an AI dossier assistant for estate agents. Such an assistant, like Huisdoc, reads a property's documents and answers your questions with the source: which document, which page. You can check it yourself before you pass it on to a buyer.
Why the source matters
A buyer may ask whether the property is on ground lease, or how much is in the owners' association reserve fund. A wrong answer can have consequences later, especially once you have passed it on. “The AI said so” won't help you then. “Deed of division, page 14” will.
How it works
- Type the address. Data from the Kadaster (Land Registry), the BAG and the energy label are added to the dossier.
- Add your own documents: deed of division, owners' association minutes, valuation report, purchase agreement. Drag them in or email them.
- Ask your question in plain language.
- Get a short answer with the document and page. Click it and read it yourself.

Questions you can ask
- Is the property on ground lease and, if so, until when has the ground rent been paid off? (see checking a ground lease)
- What do the owners' association minutes say about major maintenance?
- How much is in the reserve fund? (see checking VvE documents)
- What energy label does the property have? (see what goes into a property dossier)
- What does the deed of division say about how the apartment may be used?
What to check in an AI tool
- Page-level sources. A link to “the document” is not enough when the document runs to 80 pages.
- Dutch documents and terms. The tool has to handle terms such as splitsingsakte, modelreglement, canon and MJOP.
- Where your data is kept. Ask where documents are stored and whether they are used to train AI models.
- Clear when information is missing. A good answer says the information is not in the documents instead of guessing.

Frequently asked questions
- Is an AI answer reliable enough for a buyer?
- Always check an AI answer before passing it on. That is why Huisdoc cites the document and page with every answer, so you can do it quickly.
- Can't I just use ChatGPT?
- For writing and summaries, yes. For questions about one property, you want all the documents together and a document-and-page reference with every answer. That is what a dossier assistant is for.
- Where do my documents go?
- They are stored encrypted on servers in the EU. AI processing may take place outside the EU. Your documents are not used to train AI models.
- Does Huisdoc replace my CRM?
- No. Huisdoc is not a CRM and works alongside Realworks, Kolibri or any other package.
